GENERAL DESCRIPTION The site comprises two adjoining areas of Land totalling 0.8 acres upon which is a large detached house and a period two storey barn. There are two principal planning permissions granted, one of which grants permission to convert the existing barn into three two storey 3 bedroom houses, each with its own private garden and allocated parking. The other consent grants the partial demolition of the existing house and the creation of a new two storey extension to the rear together with the development of a terrace of three, 4 bedroom town houses with private gardens to the rear, allocated parking and a single two storey detached 3 bedroom house with garage and front and rear gardens. The site is level and with the exemption of the buildings mentioned above is mainly laid to lawn and has never been previously developed. LOCATION The entire site has approx. 180 feet of roadside frontage to Station Road and is 100 yards from its junction with Bar Hill (A525), to the southern edge of Madeley and is flanked to both the north and south with good quality housing stock. Immediately opposite the site is agricultural land, all of which is unlikely to be developed in the foreseeable future. Madeley is a very popular and oversized village which serves as a commuter settlement for both the Potteries and south Cheshire to include Crewe and Nantwich. Newcastle is approx. 5 miles with Hanley City centre a further 2 miles beyond. Crewe is approx. 10 miles to the north and Nantwich is approx. 12 miles via the A51. ACCOMMODATION The House: The existing house briefly comprises a two storey dwelling with entrance hall, four reception rooms and kitchen at ground floor and landing, 4 bedrooms, two bathrooms and a WC at first floor and has a footprint of 1,506 sq. ft. Ground Floor: Entrance into fitted kitchen and dining area, cloakroom/WC, utility and a full depth living area. First Floor: Landing with three double bedrooms, with bedroom one having an ensuite, family bathroom with a full suite. Barn 3: Gross Internal Area (GIA): 1,335 sq. ft. Ground Floor: Large fitted breakfast kitchen including dining area with doors to the front and rear. Inner hall with a cloakroom/WC. Spacious living area with a return staircase to the first floor. First Floor: Three double bedrooms with bedroom one having an ensuite, family bathroom, separate WC with a wash basin. Outside: Each property has its own dedicated private garden area as indicated on the attached plan.
